There are many projects that do not require planning permission, these are known as ‘permitted development’.
Even if planning permission is not required we can apply for a ‘Lawful Development Certificate’ which will provide you with documentary evidence from your local authority that ‘planning permission is not required’. Many clients choose this route as it gives the peace of mind that there are not going to be any planning concerns when starting construction works. This can also help to make things run more smoothly when it comes to selling your home.
If your project is not classed as a permitted development you will need to apply for planning approval. There are a range of different types of planning application that we can discuss as part of our initial consultation
Before starting your project you will need to apply for Building Regulations approval - this application is completely separate to a planning application.
Building regulations are a set of standards that are designed to ensure that your project is constructed correctly. Most building projects in the UK will require building regulations approval.
On smaller projects your builder may prefer to deal with the Building regulations approval themselves under a 'building notice'. On larger or more complex projects you will need someone to manage this process on your behalf (usually an Architect or Building Surveyor) and produce detailed drawings and specifications
